Our wet Puget Sound climate sets the pattern. Clear your gutters, downspouts, and yard drains, have an older or mossy roof checked, test your sump pump and add a battery backup, and check the crawl space and basement for early water. Know where your main water shut-off is so you can stop a pipe or heater failure fast.

Cold, damp floors, a musty smell from the registers, and standing water or a soaked vapor barrier in the crawl all point to it. In a basement, seepage along the base of the walls after a long rain is the classic Olympia sign. Call at the first sign, before it spreads.
